Jerome Village is the headliner, with Ryan, Pulte, and Fischer all building, and the village has seen some of the fastest appreciation of any nearby suburb over the last couple of years, with prices up around 8 percent year over year in the latest data. The median sits near $476K. The draw is a quieter pace, more land, and the chance to buy new at a price that buys resale in Dublin. The catch for sellers is that every resale here competes with a builder up the road.

The town itself stays small. Uptown Plain City is anchored by a 1902 tower clock and a short Main Street of shops, with a Thursday-evening farmers market in season. Der Dutchman, the Amish-style restaurant and bakery, has anchored the south end of town for more than 30 years and pulls visitors from across the region. Between Plain City and Dublin sits Glacier Ridge Metro Park, more than 1,000 acres of restored prairie and wetland with paved trails and boardwalk overlooks.

The commute is the honest tradeoff. Plain City is farther out than Hilliard or Dublin, so downtown trips run longer, though the Honda supplier corridor keeps many jobs close.
