How it works

Understand your options.

Start wherever makes sense for you. Learn your area, your market, and your numbers. The goal is a good decision on your end, not a fast one.

1

Start with the real numbers

Free, no signup needed

Get the guide for your suburb, or just read the pages here and get a feel for your market: what homes actually sell for, what a move really costs, and what your options look like.

2

Reach out when you are ready

Text, call, or email

Book a call about your goals, or just send a question as it comes up. I answer on whichever channel is easiest for you. You will not be asked to sign anything.

3

Representation, if it makes sense

Your timeline, your call

If the timing is wrong, I will say so. If it is right, we do it properly: pricing built from your block, prep that pays, real marketing, and steady negotiation. The goal is a good decision on your end.

Aaron Leddy, REALTOR® at Red 1 Realty

The agent behind the playbooks

I'll give you the information whether you hire me or not.

I am Aaron Leddy, a licensed Ohio REALTOR® with Red 1 Realty. I wrote down everything I would tell you in a listing appointment and I give it away. The appointment is for the parts that cannot be written down: your home, your timeline, your negotiation.

Central Ohio is the territory. Eighteen suburbs get dedicated coverage, from Dublin, Hilliard, and Powell out to Westerville, New Albany, and Grove City.

Questions, answered

Fair questions

What is a playbook?
A written guide to a specific move in Central Ohio real estate. What your suburb's homes actually sell for, what selling really costs line by line, how to prep in 14 days, and which builders are offering what. It is the substance of a listing appointment, written down and given away.
Is the playbook really free?
Yes. No charge, no obligation, and no signup gauntlet. You give me a name and an email so I can send it. That is the whole transaction.
Will I get sales calls after I download one?
No. You get the playbook and a short follow-up in case you have questions. If you want a strategy call, you ask for it. I do not cold-call playbook readers.
Why give all this away before I commit to anything?
Because an informed client makes better decisions, and better decisions are the whole job. Read the playbook first, on your own time. If it is useful, you know where to find me. The conversation is for the parts that cannot be written down: your home, your timeline, your negotiation.
Do I have to use you as my agent if I read a playbook?
No. Read it, use it, hire whoever you want. The playbook is meant to make you a sharper client for whichever agent you pick.
Which areas do you cover?
All of Central Ohio and the Columbus metro. Eighteen suburbs get dedicated coverage, each with its own seller edition, from Dublin, Hilliard, and Powell out to Westerville, New Albany, and Grove City.
