01Local at the block level
I work Central Ohio end to end, with 18 suburbs covered in depth, from Dublin, Hilliard, and Powell out to Westerville, New Albany, and Grove City. I know the school boundaries, the back-of-the-subdivision quirks, and what actually sells versus what sits.
02Publish first, pitch never
The comps, the cost math, and the prep list are written down and free before you ever talk to me. An informed client makes better decisions, and that is the point.
03Direct, not pushy
If the timing says wait, I will tell you to wait. If your price expectation does not match the data, I will show you why before you spend 60 days on the market finding out.
04Real follow-up cadence
Text or call and you get a fast reply during business hours. Request a playbook and it reaches your inbox within a day. If I am with a client, I reply as soon as I am free.
Why the playbooks exist
An informed client makes better decisions. That is the whole idea.
I wrote it all down instead: what your suburb's homes actually sell for, what selling really costs, how to prep in 14 days, which builders are offering what, and what your street's resale curve looks like. It is free, and reading it commits you to nothing.
When you are ready for the part that cannot be written down, your home, your timeline, your negotiation, that is the appointment.
